Concrete Driveway & Patio Installation in Livonia, MI

Livonia ranches, two-car driveways and a patio to go with them.

Livonia has street after street of 1950s and '60s ranches, and a lot of them still have the single-car driveway they were built with. When a Livonia family finally widens it to two, the backyard often gets a new patio in the same job. It makes sense: one excavation, one base delivery, one crew that already knows your lot, and a driveway and patio that look like they belong to the same house.

New concrete, planned around your Livonia lot

Both slabs go on compacted 21AA after the soft lake-plain clay is dug out, with the slope set so water leaves the house on every side. For the work at the street, Livonia's Engineering Division issues the permits for sidewalks and drive approaches, and its standard detail calls for a six-inch concrete approach. A curb cut over 25 feet needs city approval. We'll sort out what the rest of the job needs and put it all in a written quote.

The ground under Livonia

Lake-plain clay

Flat, slow-draining clay left behind by the glacial lakes that once covered most of Wayne County.

This clay holds water and drains slowly, and in spring the water table sits close to the surface. When that water freezes, it lifts the slab above it; when it thaws, the softened clay lets the slab settle back unevenly. That cycle is why so many driveways here tip toward the garage, crack at the apron and hold puddles after a storm.

How we build in Livonia

Dig out the soft clay, replace it with compacted 21AA aggregate base, and set the slope so water runs off the slab and away from the house.

What fails here first
  • Driveway tipping back toward the garage
  • Puddles that sit for hours after rain
  • Cracks opening at the garage apron
  • Panels lifted in winter and sunk by summer
